Emergency Out-of-Hours Assistance
Emergencies don't keep office hours, and neither do we. If something urgent happens at your property outside normal working hours, here's what to do.
What counts as an emergency?
An emergency is anything that poses an immediate risk to your health, your safety or the structure of the property. Routine issues, such as a dripping tap or a faulty appliance, are not emergencies. Please report these to our team during office hours.
| Emergency | What to do |
|---|---|
| Gas leak | If you smell gas or suspect a leak, leave the property immediately and call the National Gas Emergency Service on 0800 111 999. |
| Carbon monoxide alarm sounding | Don't ignore it. Leave the property, get fresh air and call 999 if anyone feels unwell. Call 0800 111 999 for advice, and don't re-enter until a qualified engineer has checked the property. |
| Loss of power or electrical fault | Check with your neighbours or energy supplier for a power cut and check your fuse board for a tripped switch. If power is still out, or you see sparking sockets, turn off the main switch and contact us. |
| Water leak or flooding | For significant leaks, burst pipes or flooding, turn off the water at the stopcock if you can and contact us immediately. |
| No heating or hot water | A complete loss of heating or hot water in cold weather is an emergency, especially if elderly residents, young children or anyone with a medical condition lives at the property. |
| Security risk | Broken doors or windows that leave the property insecure need dealing with urgently. |
| Roof or ceiling damage | If a ceiling collapses or the roof is badly damaged (for example after a storm), move away from the affected area and contact us straight away. |
